For more than half a century, land contracts have been used to exploit and extract wealth from Black communities locked out of more traditional and regulated pathways to homeownership. But mission-driven organizations working in Detroit and Southeast Michigan have found that land contracts implemented by good-faith sellers can offer a sustainable pathway to homeownership and represent an important alternative for buyers without access to mortgage financing.
