Lianna Petroski

Lianna Petroski is Senior Vice President, Head of Acquisitions & Deputy Fund Manager, Real Estate Equity, operating under Enterprise Community Investment, part of Enterprise Community Partners.

As senior vice president for Enterprise Community Investment, Inc., Lianna assists in the management of the real estate equity business. She oversees the team responsible for deploying capital, including the identification, underwriting and closing equity of investments in affordable and workforce housing, and supports the capital raising, structuring and managing of equity funds and investor reporting. She has been involved with this business at Enterprise since 2016.  

Lianna has been with Enterprise since 2011. Previously, she was a senior underwriter and associate originator with Enterprise’s housing credit investment team from 2011 to 2016, where she was responsible for underwriting, closing and coordinating investor approval of multifamily transactions using federal and state low-income housing and historic tax credits, as well as assisting with acquisitions and managing relationships with developer partners. In this role, she closed transactions with a total of more than $225 million in low-income housing tax credit equity.

Before joining Enterprise, Lianna spent seven years working for private developers of both affordable and market-rate housing. As a development director, she managed planning and design, entitlements, construction budgets and financial projections, contracting, securing construction and permanent financing, and leveraging housing credits and local soft subsidy programs.

Lianna received a master’s degree in city and regional planning from the Rutgers University Edward J. Bloustein School of Planning and Public Policy with a concentration in housing.
